How to Identify Damages in Foundation?

A house is an expensive investment and you need to make sure that you take all steps to protect it. The foundation is what your entire house is resting on and it should be able to withstand the entire weight of the house including both dead weight and live weight. But sometimes, there can be complications that can come up in a foundation and when this happens, you need to make sure that you recognize the signs right away so that you can take corrective action.

There are many factors that can contribute to the deterioration of the foundation such as plumbing leaks, inadequate compaction of soil, improper foundation drainage, soil conditions, climate conditions etc. There are companies that can help you identify such damages and provide solutions for damage concrete repair. If you are in a country that has seasonal changes, winter can be very hard on the foundation. Also, in tropical countries extreme heat, flooding and rain conditions can affect the foundation. You will see some small cracks on the exterior walls of your house which are normal. This is not something to worry about. But if the crack is large and it goes in a zig-zag pattern, this may be an indication of foundation damage. Sometimes you will see bricks that are coming out of the wall for no apparent reason.

There is a period of settling for any house but if you see a door where there are cracks on the wall above its frame and is coming out of the frame, this is something to investigate further. The floors can sometimes be uneven and if you are not sure whether your floor is at a uniform level or not, you can pour some water on the floor and check whether it goes in one direction. There can be slight gradients on the floor here and there but it shouldn’t exceed more than 2 inches within 15 feet. When the cracks on interior sheetrock cover almost the full height of the wall and have the same zig-zag pattern, this is a point of concern. You might also notice wallpaper pulling away from the wall when there is a crack between the ceiling and the wall.

If the tiles in your bathroom or any other area are cracked, there can be an issue with the foundation. But there has to be a large area of cracked tiles. Usually, expansion joints are used to ensure that the movement of the structure due to temperature, humidity, shifting of the ear etc. is withstood and no cracking is caused. But there are some instances where the expansion joint can fail and this can be due to foundation damage. It will cause cracking in a large area. 

There are different causes for beams and piers to have rotten wood. One of the reasons is having a bad foundation. But there can also be high humidity in the basement that can cause this. When the floor is rotten, you will feel a little bounce when you walk on top. This is something that you need to get checked by a professional.
